Kiahuna Beach 1973


Aloha Owners,

Hope you all had a very happy Thanksgiving.  

I thought many of you would enjoy this old photo of Kiahuna Building 2, from 1973.  Wow!  Look at how much has changed.


I have heard from a few of you regarding the Resort Fee committee.  Yes, I am on the committee which is looking at the pros/cons of instituting a Resort Fee for Kiahuna Plantation.   The committee needs to look at both angles before making a recommendation.  I do think that owner input is important.  I have already heard from some of you on the subject.  I welcome all comments from owners on this subject.  Please email me or call me with your thoughts.

An easy request from reservations...and 2019 Tax Rate


Aloha Castle Owners,

I just received this request from the reservation team.   They all work so hard for us at the reservation desk.   Let's make it easy for them and look at the list of requests.  Please let me know if you have any questions.

  • Reservation requests should go to kia-res@castleresorts.com.  Everyone on team has access to this email.
  • Please use the new fillable pdf form if for some reason you cannot fill out the pdf form let reservations or Denise know and we can email you a doc. form. The reason the form is important is that:
    • It asks for all the required information needed to complete a reservation
    • It minimizes missed items and follow-up questions to the Owner.
  • Availability requests should be in writing.  Please do not call for availability.  
  • If using the Owner portal for availability, keep in mind the minimum notice timelines
  • Any changes should be in writing
  • GE Tax rate changes in 2019 - 4.712%, total tax is 14.962%

Aloha Owners,

Thank all of you that commented on the "Overtourism" Article that I blogged last week.   Many of you had comments about the article. Hawaii Petitions court to subpoena Airbnb rental records

Hawaii petitions court to subpoena Airbnb rental records

Hawaii News Now reports the state Department of Taxation filed a court petition last week to serve an administrative subpoena on Airbnb for rental documents dating back to 2008.

The department is investigating vacation rental owners' compliance with the general excise and transient accommodation taxes.

State Director of Taxation Linda Takayama says the department's goal is to get the taxes paid, which could involve penalties and interest fees if owners haven't been paying.

Airbnb in a statement said it has received the request and is reviewing it.

A hearing on the petition is scheduled for Oct. 5.

Hurricane Lane Update #3

Aloha Owners,

Roy updated me with the following information:


This update was written for those guests we have in house, but it has good information for you owners as well.

Kauai has been downgraded to a Tropical Storm Watch. Lane is still a Category II hurricane at present, affecting Maui and Oahu. Big Island had 2 feet of rain yesterday, but no real winds.

That is what we expect at this point for Kauai – lots and lots of rain, but not so much wind. We will have power outages, and the roads will be dangerous.

All vacant rooms have had their lanai furniture moved inside. We are asking guests to stack chairs and turn tables upside down. If we put the furniture in the unit we know they will simply put it back outside as they are sheltering in place.

Our staff will do what is needed over the weekend, but will be released early when possible so that they can be safe at home taking care of their families. Our front desk will be staffed as always 24 hours daily.

Hurricane Lane grows to Category 4 storm as it heads toward Hawaii

UPDATE: 11 a.m.

Hurricane Lane strengthened slightly into a Category 4 storm this morning on a path to move toward the Hawaiian islands later this week.
“Interests in the main Hawaiian islands, and across the Northwestern Hawaiian Islands, should continue to closely monitor the progress of Lane this week,” said forecasters with the Central Pacific Hurricane Center at 11 a.m.
Late this morning, Lane had 130 mph maximum sustained winds and higher gusts, and was 580 miles southeast of Hilo and 785 miles southeast of Honolulu, moving west at 12 mph. Hurricane-force winds extend up to 30 miles from the center and tropical-storm-force winds extend 125 miles.
A gradual turn toward the northwest is expected over the next few days, they said, adding that a weakening trend should begin on Tuesday.
Hawaii can expect large swells, and heavy rain and flooding later this week.
The current five-day forecast has Lane south of Oahu as a weakening hurricane on Friday and south of Kauai as a tropical storm on Saturday.
